Kimpton’s first all-inclusive opens in Riviera Maya

A 355-room resort in a protected park brings cenotes, family programming and more dining to the Cancún–Tulum corridor.

Kimpton Tres Ríos has opened in Playa del Carmen as the brand’s first all-inclusive resort, set inside a 340-acre nature preserve on the Riviera Maya. The 355-room property sits along the Cancún–Tulum corridor, in a protected park with three freshwater rivers and 10 cenotes, so the setting is doing a lot of the work here. The rooms range from mangrove-view stays to multi-bedroom suites and a presidential suite, with many opening directly to the pool and others facing the sea.

The resort’s food and drink programme is sizeable from the start: seven restaurants and five bars are planned, including Italian restaurant Bacetto and Japanese spot Kotori. Six restaurants and four bars are opening this autumn, while Mediterranean restaurant Elaia and the adults-only rooftop bar Nebbia are due in early 2027. There is also a 10,000-square-foot spa with hydrotherapy, massage and beauty treatments, plus Mayan-inspired rituals including temazcal and a cenote-themed treatment, and a two-storey fitness centre with separate studios for cycling, yoga and stretching.

Families are clearly part of the plan, with four outdoor pools, beachside children’s activities through Club Aventuras, guided nature trails and kayaking in the preserve. Dogs up to 23 kilograms are also welcome for an extra fee. It is open now, though a few of the restaurants and bars are still to come, so it is worth checking what is running before you book.
