Koto, the UK studio known for carefully made prefabricated cabins, has put its latest design on wheels. Haku is pitched at hotels, estates and landowners who want extra rooms without committing to a fixed spot, and the clever part is legal rather than visual. Sitting on a wheeled chassis, it counts as a caravan under the Caravan Sites Act 1968, which frees it from many of the planning limits on where a building can go. With no foundations or slab, it can be taken away as easily as it arrives, leaving the ground untouched.

The structure is timber framed and wrapped in expanded cork, and at roughly 9.7m long and 3.6m wide it fits on a lorry for most sites. The first units have just been finished at the Denton Estate in Yorkshire, set up as hotel suites with a wood-burning stove and a rain-shower bathroom. Co-founder Johnathon Little talks of placing them in a clearing or on a shelf above water.

This is a product launch rather than an opening: Koto is selling Haku now, from £80,000 a suite (£90,000 off-grid) when fifteen are ordered. For travellers, the Denton Estate is the place to watch, though the article doesn't say how to book a stay.
